Your building survey will provide you with an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options. The survey will examine all accessible parts of the property and any specific areas you require the surveyor to investigate. The building survey is suitable for all types of property and is ideal if the property has been altered or extended, or if you are planning significant alterations.

The main details of the building survey will include: 

  • Structural assessment which will identify any signs of subsidence.

  • Assessment of all major and minor defects, and the implications thereof.

  • Estimated cost of the remedial repairs.

  • Inspection for signs of dampness and recommendations for any further action.

  • An inspection of accessible timber elements for signs of wood rot (including dry-rot fungal attack) and wood boring beetle infestation.

  • Assessment of the adequacy of damp proofing, insulation provisions and of the visual condition of the drains.

  • Photos of any areas of significant concern.

  • Technical explanation of the type of property and how it was constructed alongside what inherent defects are associated with different methods of construction used over the years.

Level 2 RICS HomeBuyer Reports

Suitable for conventional houses or apartments, built from common building materials and in reasonable condition. The homebuyer report allows for a general inspection of the main elements of the property although in less detail than a Building Survey. Indeed, it is intended to be the economy version of a Building Survey. It is designed to provide a general appraisal of the condition of a property identifying significant defects which may affect the value of the premises.

You should never just rely on the mortgage valuation report when you buy a property. The valuation report is not a survey and will not tell you if there are any specific problems with the building.
